This document lays out an operational plan to grow LEVEL Workspace's tenant-side advisory pipeline with UK B2B scale-ups in active growth, through cold email outreach — reading time ~ 6 minutes.

01 / YOUR BUSINESS01 — 08
We understand your DNA.
LEVEL Workspace is a tenant-only commercial office broker, founded in February 2022 by Joe Averill in Manchester. The model is unusual on the UK market: LEVEL never represents landlords, takes no incentives from building owners, and is paid either by the operator on serviced offices (so the tenant pays nothing) or as 10% of the rent savings actually negotiated against the landlord on leased deals (success-fee only). In under four years the team has served 100+ companies across Manchester and 18 other UK cities, with case studies posting £200K+ in single-deal savings, 36% rent discounts, four-week move turnarounds and landlord-funded fit-outs. Joe Averill brings the founder's perspective: before LEVEL, he scaled a $25M-funded tech business to 100 people at Manchester's Sharp Project, so the team pitches from the operator's side of the table rather than the agent's.

What sets you apart
LEVEL is built around a single structural choice: only ever represent the tenant. High-street commercial agents are paid by landlords to fill buildings, which makes their advice quietly conflicted. LEVEL takes the opposite contract — paid by the flexible workspace operator on serviced searches (so the tenant pays nothing), or paid by the tenant on leased deals as 10% of the rent savings actually negotiated against the landlord (so LEVEL only earns when the tenant saves). Add the founder's operator pedigree (Joe Averill scaled a $25M-funded tech venture to 100 people before becoming a broker) and the pitch lands very differently to a JLL or Savills cold call: someone who has sat on the tenant's side of the table is searching the market on your behalf, not selling you a building they were already paid to market.
What we will push on your behalf
Tenant-side office search and lease negotiation, free to the tenant on serviced offices and success-fee only on leased deals (10% of negotiated rent savings). The pitch lands precisely on UK B2B scale-up founders, COOs and Heads of People at companies that are visibly growing and either approaching a lease expiry or already feeling the office is too small. Rather than appointing a high-street agent (paid by landlords) or running the search themselves alongside running the company, the prospect outsources the search, the shortlist and the negotiation to a specialist broker whose only paymaster is the tenant. The CTA is essentially “if you're going to look anyway, let us look for you for free” — very low friction to say yes to.
02 / YOUR MARKET02 — 08
A market identified and qualified.
For LEVEL, the addressable universe is UK B2B office-occupying scale-ups in active growth. Building from the official Department for Business & Trade Business Population Estimates 2025, we start with the ~258,500 UK SMEs in the 10-249 employee band, filter to roughly 45% office-occupying B2B services (Professional, Scientific & Technical activities; Information & Communication; Financial & Insurance; Administrative & Support including recruitment; Real Estate; B2B Education) and intersect with LEVEL's 19-city UK coverage footprint. The result is around 80,000 UK B2B scale-ups within reach of LEVEL's tenant-side advisory model, with founders, CEOs, COOs, Heads of People and Heads of Workplace all reachable as named decision-makers.
~80,000

How we build this database
We cross-reference Companies House filings, Beauhurst, Crunchbase, Tracxn, Tech Nation, regional Insider Media databases, founder LinkedIn networks and recent press to identify UK B2B SMEs in active growth across the 19 cities LEVEL covers. Every contact is then verified and enriched by AI: decision-maker identification (Founder / CEO / COO / Head of People / Head of Workplace), business email validation, headcount confirmation, recent growth-signal verification. Impossible to do manually at this scale — this is what makes 80,000 prospects qualifiable.
Why the funnel is wide on purpose
The pitch — tenant-side broker, free or success-fee only — has very low friction. There is no upfront retainer, no exclusivity, no commitment. So instead of narrowing to one vertical, we mirror LEVEL's actual case-study mix (tech, recruitment, finance, professional services and adjacent B2B) and let the AI signal layer surface the prospects who are visibly growing right now. Better to send the right email to the right scale-up at the right moment, than to gate the funnel on a vertical heuristic that misses 80% of the addressable universe.
The 80,000-prospect base is sized at the largest defensible figure given LEVEL's 19-city footprint and ICP. We can narrow further (specific verticals, lease-expiry-in-6-12-months filter, headcount band) if you would rather start with a tighter pilot before scaling out.
03 / PROSPECT SAMPLE03 — 08
10 companies identified by our AI.
Before launching at full scale, we always start with a sample of 10 real UK prospects, spread across LEVEL's confirmed cities (Manchester, London, Birmingham, Leeds, Edinburgh, Glasgow, Bristol) plus one deliberately adjacent pick to validate the wider footprint, chosen to demonstrate that the tenant-side pitch travels across sectors and growth stages without diluting. For each one we identify a named decision-maker (always a founder, CEO, MD or new C-suite hire, never a generic inbox), surface a recent verifiable signal from the past 12 months, and explain why the prospect fits LEVEL's offer specifically. The same method will then be applied to your full database of ~40,000 contactable prospects.
For each prospect, our AI identifies a concrete signal: a funding round, an acquisition, a CEO appointment, a hiring spike. That signal justifies why to reach out now and provides the foundation for personalising the email.
This sample is a preview of what your full database will look like. You will have the opportunity to validate it and steer us before the campaign goes live.
01
CultureAI
James Moore·Founder & CEO
Manchester-based AI Usage Control & Human Risk Management cybersecurity SaaS, helping security teams enable safe AI adoption and reduce phishing and insider risk across regulated enterprises.
SIGNAL DETECTED
Closed a $10M Series A round in July 2024 (Mercia Ventures, Smedvig Ventures, Passion Capital, Senovo), and through 2025-2026 has been repositioning as the “AI Usage Control Platform” with a hiring wave at the Windmill Green / Mount Street Manchester city centre office.
WHY THIS PROSPECT FOR LEVEL WORKSPACE
CultureAI sits at the textbook Series A → 50-person inflection point: a small co-working footprint that becomes constraining within 12 months of accelerated hiring. LEVEL's free serviced search is exactly the tier they need next, with Manchester city centre options that the founder probably hasn't time to evaluate properly.
02
Arctic Shores
Estelle McCartney·CEO (newly appointed)
Manchester-headquartered behavioural psychometric assessment SaaS, pioneering task-based skills-not-CVs hiring across UK graduate and early-careers programmes, with Estelle McCartney appointed CEO in the company's 10th anniversary year.
SIGNAL DETECTED
Estelle McCartney moved into the CEO seat in 2024-2025, with co-founder Robert Newry transitioning to a market-facing “Chief Explorer” role. The leadership reset comes alongside an AI-driven product repositioning and a £5.75M Series B (Praetura, Calculus) still on the balance sheet.
WHY THIS PROSPECT FOR LEVEL WORKSPACE
New CEOs almost always run a workplace strategy review in their first 12 months, especially when the company is repositioning its product alongside the leadership change. Manchester HQ is up for re-appraisal and LEVEL's tenant-side mandate fits the “impartial second opinion” brief McCartney is likely to need.
03
Venturi
Brad Lamb·Founder & Managing Director
Manchester-headquartered specialist technology recruitment firm placing data, ERP, CRM and software-engineering talent across the UK, Germany and the US, with offices in Manchester, the US and Germany.
SIGNAL DETECTED
Acquired by Cork-headquartered Org Group on 13 May 2025, with Brad Lamb and the entire leadership team retained. The acquisition framing was explicit about cross-border hiring acceleration in the UK, Germany and US.
WHY THIS PROSPECT FOR LEVEL WORKSPACE
Post-acquisition integration is a textbook office-search trigger: the parent group typically consolidates regional HQs or expands the acquired entity's footprint to support faster hiring. Recruitment firms are dense office occupiers (CRM desks, recording rooms, training suites), which makes a leased-office mandate with LEVEL particularly high-fee on the success-fee model.
04
Wordsmith AI
Ross McNairn·Founder & CEO
Edinburgh-based legal AI infrastructure platform deploying AI agents inside in-house legal teams (Trustpilot, Remote, Deliveroo, Multiverse), with offices in Edinburgh, London and New York.
SIGNAL DETECTED
Closed a $25M Series A in June 2025 led by Index Ventures, valuing Wordsmith at $100M and crossing the 100-employee mark in April 2026 from around 30 a year earlier. McNairn framed the raise on LinkedIn as building “a fleet of legal engineers”.
WHY THIS PROSPECT FOR LEVEL WORKSPACE
A 3× headcount step in 12 months across two UK offices (Edinburgh HQ, London commercial) breaks any office plan. Edinburgh is one of LEVEL's confirmed cities; the London team is likely on a serviced plan they will outgrow within 12 months. A two-city tenant-side mandate from one client is the LEVEL sweet spot.
05
Xelix
Paul Roiter·Co-founder & CEO
London-based AI-powered Accounts Payable platform, agentic AI for AP audit, supplier reconciliation and AP helpdesk across Fortune 500 finance teams.
SIGNAL DETECTED
Closed a $160M Series B in July 2025 led by Insight Partners (with Passion Capital and LocalGlobe), one of the largest UK B2B SaaS Series B rounds of the year. Headcount has gone from ~99 (end-2024) to ~170 (March 2026).
WHY THIS PROSPECT FOR LEVEL WORKSPACE
Going from 99 to 170 employees in 15 months is a textbook outgrow-the-office pattern, and the $160M raise will keep that hiring curve compounding for 18-24 more months. London is a confirmed LEVEL city; a high-quality leased mandate at 12-20k sq ft is the natural next step.
06
Shop Circle
Luca Cartechini·Co-founder & CEO
London-based AI-first technology holding company acquiring and scaling vertical B2B SaaS, with an M&A roll-up thesis across e-commerce and SMB software.
SIGNAL DETECTED
Closed a $60M Series B in February 2025 led by Nextalia Ventures, extended to $100M total in September 2025 specifically to accelerate the M&A engine. Headcount is around 120 globally with a London HQ growth plan.
WHY THIS PROSPECT FOR LEVEL WORKSPACE
Roll-up businesses absorb teams from each acquisition, which makes their headcount plan unusually hard to forecast. That is exactly the use case for a tenant-side broker who can negotiate flexible expansion options into the lease (option agreements, first right of refusal, sub-lease clauses), which LEVEL specifically advertises for scale-ups.
07
Sokin
Vroon Modgill·Founder & CEO
London-headquartered B2B cross-border payments and treasury infrastructure platform, with a subscription-model international payments offer for enterprise customers.
SIGNAL DETECTED
Closed a $50M Series B in December 2025 led by Prysm Capital, valuing Sokin at $300M, then bagged an additional €83M in January 2026. Reported 100% YoY revenue growth and 8× since 2022.
WHY THIS PROSPECT FOR LEVEL WORKSPACE
Two raises in six weeks at a $300M valuation signals aggressive scale-up mode, with engineering, compliance and sales hires ahead, all in London. Almost every B2B fintech at that valuation outgrows current space within 12 months, which puts Sokin squarely in LEVEL's London tenant-side sweet spot.
08
Snap Analytics
David Rice·Co-founder & CEO
Bristol-based data and AI consultancy specialising in cloud-native data warehousing, analytics, ML and Generative AI, with delivery teams in the UK, India and South Africa — Snowflake, Databricks and Matillion partner.
SIGNAL DETECTED
Reached 150+ employees in five years from a two-person start, with 130%+ YoY growth featured in Insider Media's South West coverage in October 2025. Multiple open roles posted across the Bristol HQ and offshore delivery teams.
WHY THIS PROSPECT FOR LEVEL WORKSPACE
Consultancies at 150+ heads need genuinely client-presentable space (boardrooms, training suites, demo areas), and at 130% YoY the office plan cannot hold. Bristol is a confirmed LEVEL city; the free serviced-search angle plays well because at this growth pace the hire-rate is unpredictable, which makes flexible space the right architecture.
09
Lovey (formerly Love Finance)
Jack Smith·Founder & CEO
Birmingham-headquartered B2B fintech, an SME business loan funder providing fast, flexible business loans to UK SMEs, recently rebranded from Love Finance to Lovey in early 2026.
SIGNAL DETECTED
Secured a £45M debt financing facility in October 2025 (£35M revolving credit from Paragon Bank plus £10M MTN from LGB Capital Markets) to scale SME lending. Headcount has grown from 10 (2021) to 110+ (2025), with revenue up 900%+ over four years to £9.2M (2024).
WHY THIS PROSPECT FOR LEVEL WORKSPACE
Birmingham-headquartered scale-up tripling team in 24 months is a textbook outgrow-the-office trajectory. The Lovey rebrand in 2026 is often timed with a workplace upgrade. Profitable founder-led businesses sweat the lease economics, which is exactly where LEVEL's success-fee model resonates.
10
Utelize Communications
Matt Atkinson·Co-founder & CEO
Malvern-based B2B telco-tech specialist for enterprise managed mobility and eSIM, with a proprietary platform managing mobile devices and corporate connectivity for enterprise IT teams — the SureSIM product won the 2026 Mobile News Award.
SIGNAL DETECTED
Multi-million-pound BGF growth investment (2024-2025) earmarked for product, sales and marketing scale-up. SureSIM won the Mobile News Award “Best eSIM Deployment & Innovation” for the second consecutive year in 2026.
WHY THIS PROSPECT FOR LEVEL WORKSPACE
BGF growth investments are explicitly designed to fund hiring waves — product, sales and marketing all scaling at once. Matt Atkinson's team is well-regarded across the West Midlands tech scene; a Birmingham satellite office on top of the Malvern HQ is a likely 12-month milestone, which lands squarely on LEVEL's adjacent UK hub coverage.
04 / AI PERSONALISATION04 — 08
Emails that look written by hand.
The difference between an email a UK scale-up founder ignores and one they reply to is rarely the offer itself — it's the first sentence. When a Series-B CEO opens an email and reads a sentence that mentions a specific fact about their funding round, their headcount milestone, or the new CEO who just joined, the email earns the right to keep going. Cold is Gold's AI workflow extracts those facts at scale across tens of thousands of prospects, then weaves them into the opening line of each email so that every message reads as if a human spent two minutes researching the recipient. No flattery, no horoscope copy, no “I came across your website” generic openings — just a precise, verifiable fact in the prospect's own vocabulary, tied directly to LEVEL's tenant-side offer.
The principle: when the prospect reads the email, they should think “this person looked into me”, not “this is a bot”. Every sentence mentions a precise, verifiable fact, in the prospect's own vocabulary.
Here are the 3 types of signals we would use to personalise every email sent on your behalf.

FromJoe Averill · LEVEL WorkspaceToestelle@arcticshores.comSubjectManchester options for Arctic Shores
Hi Estelle,
Saw you moved into the CEO seat alongside the 10-year mark and the AI repositioning. New CEOs almost always end up running a workplace review in the first year, and Manchester city centre has more good options than people realise right now.
We're LEVEL Workspace, a tenant-side commercial office broker based in Manchester. Unusual model: we never represent landlords, take no incentives from building owners, and on serviced offices the operator pays our fee so the tenant pays nothing. On leased deals we charge 10% of the rent savings we negotiate against the landlord, meaning we only get paid if you actually save. We've helped 100+ companies find their next office across Manchester and 18 other UK cities, with single-deal savings going as high as £200K (Lunio, also Manchester).
Two ways forward, whichever feels lighter: a 30-minute conversation to map out what Arctic Shores' next 12-24 months look like through a workplace lens, or I send you a discreet shortlist of Manchester options first and you decide.
Either way, congratulations on the role and the 10-year milestone.

Forgive the direct email but we partner with creators who are really into Japanese gins, and who'd love to feature your Etsu Pacific Ocean Water bottle.
These creators are followed by thousands of gin enthusiasts — the kind who don't just drink it, they talk about it. The content they can produce will instantly grow your community on @etsugin and generate a lot of sales (ROI is positive in a few days).
May I show you a few of their profiles?

Bonjour Jeremy,
Laurianne

Phase 6
Reporting Ongoing
Good to know: phases 2, 3 and 4 run in parallel with the technical setup (phase 1). Concretely, during the 1-month technical warm-up we build your database and write your sequence — so the first emails go out from week 5.
Phase 1 — Technical setup
Creation of dedicated sending domains, SPF/DKIM/DMARC configuration, opening and setting up the email addresses, launch of the warm-up (1 month). No action required on your side.
Phase 2 — Workshop (1h)
A structured working session to define together the structure of the database, the tone of voice for the emails, and to gather your case studies and key differentiators. This phase runs in parallel with phase 1 (Technical setup).
Phase 3 — Sequence copywriting
First draft, feedback rounds and optimisations with you, then layering in the AI personalisation (the signals shown above). We validate the overall email content with you before moving on to the database.
Phase 4 — Database build
We assemble a sample of prospects (like the 10 above) for you to validate. Once approved, we build the full database with quality control: field verification, contact qualification.
Phase 5 — Campaign launch
Sending starts as soon as the warm-up is complete. First results within the first week. Real-time tracking: open rate, reply rate, opportunities generated.
Phase 6 — Reporting & optimisation
Real-time reporting through our platform. Continuous adjustments and A/B testing on subject lines, opening sentences and sequences. Regular monthly or quarterly check-ins depending on results.

Our commitment
At least 38 qualified opportunities over 12 months. If missed → billing frozen until catch-up.
How the guarantee works in 3 clauses.
D0 · Launch
CLAUSE.01
Our commitment
We commit to generating at least — opportunities per month, i.e. — opportunities over — months. This target matches the low scenario of our projections (10% of our clients' campaigns).
M+1 · Check
CLAUSE.02
If we fall short of the target
As soon as a month closes below — opportunities, your billing is immediately frozen. Concretely: you stop paying from that month onwards, until we have fully caught up the cumulative shortfall. You never pay for a month where we don't deliver on our commitment.
M+3 · Limit
CLAUSE.03
If the shortfall persists over 3 consecutive months
Termination is possible at no cost. We keep working at our own expense during those 3 months of shortfall; beyond that, we acknowledge the failure and you are no longer billable for what follows.
Dynamic values
The figures shown in these clauses are not fixed: they are recalculated automatically based on the parameters set in your simulation above. The final contractual commitment will depend on the parameters validated together at the start of the engagement.
Contractual definition of an opportunity: a prospect responding positively to one of our prospecting emails — either an information request or a meeting request.
In addition to fees, 3 technical costs to plan for.
The first is a one-off investment that you own for life — your prospects remain yours, even if you stop working with us. The other two are monthly technical subscriptions, essential for any cold email campaign.

A FINAL WORD
This document is not a sales pitch. It is a projection built on the real numbers from our campaigns — the scenarios presented are not promises, they are averages observed across our clients.
Our method has been operational for several years. It works as soon as the fundamentals are in place: a clearly identified market, a differentiating positioning, a measured closing rate. LEVEL Workspace has all three.
Our conviction is that we can install for you a steady stream of qualified UK office-search opportunities — with indicators we steer together, month after month.
Whenever you want to talk about it concretely, we are here.
